Q: When set at it's highest sensitivity, will it detect small rodents like rats or squirrels?

Only if the rodent walks very close to the lens (example less than 6 inches). This particular motion is cable of not detecting animals less than 50 lbs. from a distance of 5 feet or higher. I suggest setting the motion up in a pat alley application. This particular application requires mounting the motion upside down, approximately 3 1/2 feet to 4 feet off of the floor. This allows the animal to walk about a room under the infrared beams without being detected.

Yes, Internally has 4 screw connections which are labeled NC, C, V-, V+. T1 and T2 do not connect any wires.Wiring diagram said ground is V- and 12volt DC in is V+ but NC is Zone Com and C is Zone #.

This is only a motion sensor. It connects to your alarm panel, and if your alarm panel is capable, it may offer an app. If you are wanting to arm/disarm your alarm from an app (internet) you would need a keypad that will support it, such as the Tuxedo Touch WiFi by Honeywell.
