I have had it for about a year, it’s holding up well but I did treat it with a clear sealant and it’s on a covered porch. I use it as a feral cat shelter.

Q: How easy is the top to open? Will it latch in the open position? This is for a 85 year old woman to feed feral cats in her back yard.

Yes, the top lifts open easily and it can be latched in the open position. We have two of these cat houses which we provide with electric heating pads in the winter for our outdoor cats. The cats sleep in them but we don’t feed them there. We feed them at another location in the yard. Cats don’t want to eat where they sleep because food can attract unwanted animals in the night while the cat is sleeping. All in all, our cats love these cat houses!

Q: Can you clean the asphalt top? My cat had a sinus infection and has snot and debris on the roof.

Yes, you could clean the asphalt top with water. It won't be a problem. I would send you replacement if the roof is damaged.
